Dubai beach hotel rooms are two times more expensive than city hotel rooms

According to the international company Jones Lang Lasalle (JLL), in the second quarter of 2010, the average room rate in beach hotels in Dubai was twice as high as the prices for rooms in hotels located within the city. In particular, according to a new JLL report, the average room rate in Dubai beach hotels in the second quarter of this year was 1,386 dirhams (US $ 377), in hotels located in the city center and far from the beaches - 660 dirhams (US $ 180 )

The occupancy rate of high-quality hotels in Dubai has increased by 80% over the same period of time, compared to 5% in the same period in 2009. The number of new hotel rooms in the second quarter reached 46 thousand, which is 8% higher compared to the fourth quarter of last year. This happened thanks to the completion of construction and the launch of such new large and prestigious hotels as Armani Hotel, Sofitel and Movenpick in the Jumeirah Beach area.

The latest analysis of JLL experts also showed that the segment of high-quality hotels (four and five stars) is still dominant in the Dubai "inventory" of hotels. Premium class hotels in the emirate make up 60% of the total.

Regarding the prospects for the future development of the hotel sector in the emirate, JLL experts expect a "great demand" for rooms in Dubai hotels in the short to medium term, which will cause occupancy rates in hotels to remain at a low and average 70% level. The supply of new hotel rooms will contribute to increased competition and will negatively affect the average cost of a room and income per room, in the direction of their reduction. This will especially affect hotels located in less developed areas of Dubai.
